Our client has kindly asked us to make any potential bidder aware of the article below recently announced from the Houses of Parliament, (Published 21 May 2025). Although the new reform hasn't been fully approved yet, there are strong indications that it will be passed in the near future, we as an Auction CANNOT confirm nor would we accept any liability if this wasn't to be enacted.

The pacific section of the new reform act that could potentially affect this particular property, is the cost of extending the lease, and in particular any leases with less than 80 years left on them. The proposal is to remove the 'marriage cost' of the lease extension, thus making it considerably cheaper to extend the lease. There is also a section where the proposal is to extend a lease for 999 years.

In January this year part of the new act was implemented into law and that means you no longer have to wait two years before you could transfer the lease from one owner to the other. This can now be done immediately, therefore giving a strong indication that other parts of the act will also come into effect.

Each successful bidder will be required to pay the Auctioneers McHugh & Co., a non-refundable buyer's fee of £1,200 inclusive of VAT. Lots sold for less than £10,000 the buyer’s fee will be £300 inclusive of VAT.

For purchasers requiring funding by mortgage or other means, they are advised to organise this in advance of the auction and shall raise no objection or recourse to McHugh & Co over whether a property is suitable for their lenders criteria.
The successful bidder is under a Binding contract as soon as the Auctioneer's electronic gavel falls on his/her Bid. Upon a successful bid, the bidder’s card will be automatically debited for the bidder security amount, which is considered as a whole or contribution towards the deposit. The bidder security amount is non-refundable upon a successful bid. The bidder/purchaser will be required to pay the balance for the 10% deposit of the purchase price subject to a minimum deposit of £5,000 whichever is greater and buyers fee within 24 hours of the auction date. The completion date is set usually within 20 working days of the auction date.
